Research the Builder's Track Record
A builder's reputation is earned over years and visible through the experiences of their previous buyers. Before entering a contract with any builder, research their history in the Triangle: How long have they been operating? What do buyers of their completed homes from two, three, and five years ago say about the experience and the quality? Have there been significant warranty claims or legal disputes?

Tour Completed Homes — Not Just Model Units

Look at how the finishes are holding up, how the home has settled, whether there are visible signs of deferred maintenance issues. Talk to the owners if you can. Their candor will tell you more than any sales presentation.

The price you see advertised for a new construction home is typically a base price — it does not include all the features visible in the model home. Upgrades can add tens or hundreds of thousands of dollars to the final price, and buyers who don't understand this distinction can experience significant sticker shock when they begin making their selections.
Before you fall in love with a community, understand the realistic cost of the home you actually want — including the structural options, exterior features, and interior finishes that matter to you. For buyers purchasing a to-be-built home, staged third-party inspections at the foundation, framing, and pre-drywall phases provide documentation of build quality at stages you can never access after the walls close.
